Bloom on Forty Fifth
LBG was responsible for construction services and bidding of post-foundation trades for this 7-story, mixed-use residential building. The superstructure phase commenced in October of 2018 and the building was completed in the fall of 2020. The project includes 92 residential condominiums ranging from studios to four bedroom duplexes in a variety of finishes.
Amenities include a lounge, gym, a large garden terrace on the second floor, and a roof terrace with barbecue facilities. There is a large retail space occupied by Target, plus a few small retail spaces for local vendors.
Several apartments have private terraces and gas fireplaces. The façade is a custom-designed combination of precast concrete panels, large windows, and a curtain wall system.
The project’s proximity to both Amtrak and underground subway tracks posed several complex challenges not typically encountered. First, due to the project spanning adjacent to an Amtrak service line, structural coordination with the organization was required. Second, the project’s proximity to public schools involves short delivery time windows that require precise coordination with multiple trades.
