350 Broadway entailed the conversion of an existing 12 story, 147,300 commercial building into 66 residential condominiums.
LBG's work on this conversion included full interior demolition of the existing space, reconstruction of the elevator core and stair cores, new MEPS systems throughout the building, and new bulkheads. In addition, restoration work was performed on the building's façade and a new residential entrance was added to the building's structure.
A major challenge on the project was the presence of an operational server in the building. LBG had to ensure there were no impacts or disruptions to this data canter during demolition and construction operations.
Modifications were made to accommodate new retail storefronts and a lobby entrance at the ground floor.The existing windows were replaced with new tilt-turn operable units.
The residential interior consists of one, two, three, and four bedroom apartments with high end finishes. The project also included construction of fitness and amenity spaces, a children’s play room, and an outdoor roof top recreational terrace.
