250 West 81st Street is the Upper West Side's newest classic. The luxurious condominium's façade consists of hand laid brick, limestone, and cast-stone, with the interior units within consisting of two to five bedrooms.
The building also includes two cellars, a ground floor lobby with a cove dome ceiling, retail space, and indoor amenities, such as a basketball court, golf simulator room, music room, children’s playroom, fitness room, library and lounge room, and bike storage facilities.
LBG's services on the project included the construction of an offsite sales office located a few block away, which includes a master bathroom, powder room, library, kitchen, and lobby area.
One of the major challenges on this project was the coordination with adjacent, occupied properties. Due to the active nearby businesses, such as the Upper West Side institution, Zabar’s, it was essential that we prioritized constant protection of the public while minimizing disruption to business activities.
In addition to protecting the public, extra precautions were taken when excavating the required 15 feet of rock without interfering with the nearby MTA subway lines. Proper coordination between all parties and extensive pre-planning helped to minimize the number of unanticipated issues.
